You don’t get a second chance at a first impression… and in property management, those first 10 seconds can make or break a tenancy.

It’s easy to assume renters are focused on big-ticket items like price, location, or the number of bedrooms. But when someone walks into a property (or even scrolls through photos online), their decision is often already forming before they’ve consciously processed any of that.

After years in property management, we’ve seen it time and time again: it’s the small, overlooked details that shape how a renter feels about a home instantly.

Here’s what renters are really noticing, and what many owners unintentionally miss.

1. The Smell (Yes, Really)

Before anything else… before the layout, before the natural light, renters notice the smell.

Cooking odours, pet smells, dampness, or even overly strong air fresheners can create an immediate negative reaction. It signals poor maintenance or cleanliness, even if the property is otherwise in great condition.

What to do:
A proper clean, fresh air, and neutral scents go a long way. Skip the artificial fragrances… fresh and clean always wins.

2. Cleanliness vs “Lived-In”

Renters don’t expect perfection, but they do expect cleanliness.

Marks on walls, dusty skirting boards, dirty windows, or leftover items from previous occupants instantly lower perceived value. It can make renters question how well the property has been looked after… and how issues might be handled in the future.

What to do:
A professional clean before leasing isn’t a cost… it’s an investment in attracting higher-quality renters faster.

3. Lighting and First Visual Impact

Dark, dull spaces feel smaller and less inviting, even if they’re not.

Renters often decide how a property “feels” within seconds, and lighting plays a huge role in that emotional response.

What to do:
Open blinds, replace dim globes, and ensure all lights are working. A bright property feels bigger, cleaner, and more welcoming.

4. The Entry Experience

The front door, hallway, or entry area sets the tone.

If the first thing a renter sees is peeling paint, clutter, or a tired-looking entrance, it creates doubt before they’ve even stepped inside properly.

What to do:
Simple updates like a fresh coat of paint, a clean doormat, or tidy landscaping can dramatically lift that first impression.

5. Maintenance Red Flags

Loose handles, dripping taps, cracked tiles, renters spot these instantly.

Even minor maintenance issues can send a bigger message: “If this hasn’t been fixed, what else hasn’t been looked after?”

What to do:
Take care of the small things before inspections. They’re often the difference between “maybe” and “yes”.

6. Temperature and Comfort

If a property feels stuffy, cold, or poorly ventilated, renters notice immediately.

Comfort is emotional… and if a space doesn’t feel right physically, it’s hard for someone to imagine living there.

What to do:
Air out the property before inspections and, where possible, create a comfortable environment (especially during extreme weather).

7. Photos vs Reality

If the property doesn’t match the photos, trust is lost instantly.

Over-edited or outdated images can lead to disappointment the moment renters walk in, and that feeling is hard to recover from.

What to do:
Accurate, high-quality photography that reflects the current condition of the property builds trust from the start.

8. The Overall Feeling

This is the big one… and the hardest to quantify.

Within seconds, renters are asking themselves:
“Can I see myself living here?”

That decision is rarely logical. It’s emotional. It’s based on how the property feels, clean, cared for, welcoming… or not.

Why This Matters for Investors

The difference between a property that leases quickly and one that lingers on the market often comes down to these first impressions.

When a home presents well from the very first moment:

  • You attract more enquiry

  • You secure better-quality renters

  • You reduce vacancy time

  • You often achieve a stronger rental return

And the best part? Most of these improvements are simple, cost-effective, and entirely within your control.
