Thank you for wanting to apply for one of our Debonair Property Management properties!
Here’s everything we’ll need from you to make sure your application process is as smooth as possible.
It’s critical to the process that you fill out our application with as much detail as possible.
We need specific details about your current employment, your past employment, your current rental history and any past rental history.
Details include references, so make sure your references are willing to be references and that you give us their up-to-date contact information.
If you think we may find a problem when doing our background checks, let us know beforehand. It’s better that you tell us right away than that we find it later.
We need to provide our renter provider with as much information as possible so they feel comfortable making a proper, informed decision, and only you hold the keys to getting the key to your new Geelong property!
It’s really simple. We can’t process your application unless you fully complete it.
Once we’ve accepted your application, make sure you’re happy with the property’s condition before you pay any money and before you move in.
Also, make sure you understand all the terms and conditions of our residential tenancy agreement before you sign it, including how to pay rent and when it’s due. Understanding your obligations under the tenancy agreement is critical to us enjoying a hassle-free relationship.

Debonair Property Management’s Maintenance Policy
When something happens in the Debonair Property Management property you’re renting, a natural inclination is to immediately panic.
When it comes to maintenance, here’s what we consider an emergency:
• A burst water service,
• a blocked or broken toilet,
• a serious roof leak,
• a gas leak,
• a dangerous electrical fault,
• flooding or serious flood damage,
• serious storm or fire damage, an issue with gas,
• electricity or your water,
• a breakdown of any renter provider – provided service like hot water, water, cooking, heating or laundering,
• any damage that makes the property unsafe,
• an appliance that isn’t working properly and is causing substantial water to be waster,
• or a serious fault in a lift or with a staircase.
If any of these issue arise, please call us immediately on 03 5223 0400.
If it’s after hours, you will be transferred to the After Hours Maintenance Department. We also provide you a list of preferred tradesman to contact if you don’t hear from us within 30 minutes.
If it’s not listed above, it isn’t considered an emergency and can be dealt with through the usual channels of making a maintenance request, which must be in writing. We will provide you with maintenance forms and an email address to contact for your request.

How to Get Your Bond Back at Debonair Property Management
The most popular question we get from renters here at Debonair Property is, “How do we get our bond back?”
I’d like to flip that question a little, and give you several reasons why you WON’T get your bond back when renting through Debonair Property Management:
• The landscaping hasn’t been maintained and returned to its original condition.
• The rent hasn’t been completely finalised.
• The appliances haven’t been cleaned. One big thing renters forget is to make sure the interior of the oven and the stovetop look the same as when you started your tenancy!
• Carpets haven’t been professionally cleaned and floors haven’t been mopped.
• Sinks and baths haven’t been wiped out and cleaned.
• Oil stains in garages or on driveways haven’t been cleaned up.
• All keys and remotes haven’t been returned.

Having proper property etiquette will not only ensure a great rental experience with us, it’ll also save you money.
What do we consider proper property etiquette?
• Look after the property. Be honest on the condition report when you first start, and don’t let things go during your tenancy. Contact us with maintenance requests when needed.
• Pay your rent on time. It takes the stress off of you and keeps your renter provider happy.
• Don’t break the rules. There are rules for subletting, pets, and walking away in the middle of a rental period. Follow those rules and everyone will be happy.

Debonair Property Management’s Rent Arrears Policy
Protecting our renter providers’ assets is our highest priority at Debonair Property Management. That’s why we have a ‘zero tolerance’ policy for rent arrears.
No excuses. No ifs, ands or buts about it.
Zero tolerance means we need to know as soon as possible if you think your rent is going to be late, and we will work with you to explore other possible methods of getting the money together to ensure your rent is on time.
If you don’t pay on time, though, here’s what will happen:
First, we’ll send you a SMS text notification.
If you still haven’t paid by the end of 5 days, you’ll get either a phone call, a letter or a personal visit.
If you’re up to 12 days late, you’ll get another phone call, letter or personal visit.
On the 15th day, if you still haven’t paid your rent, a Termination Notice will be issued, and eviction will follow.
Bottom line? Pay your rent on time, or be honest with us if you’ve got a problem. If we don’t hear from you, we can only think the worst.
Consistently being overdue on your rent can lead to all kinds of consequences for you, including non-renewal of a lease, a poor reference, and in extreme circumstances, entry on the National Tenancy Data Base.
You don’t want that, and we don’t want that.
So, please, pay your rent on time. It makes life so much better for all of us.
