It’s a great question!
Our policy on fees is that we operate under a ‘not one size fits all’ business. What that means for you is that we want to hear about your circumstances, your expectations, and your desired outcome.
Once we know more about your needs and your wants, we’re able to create a fee plan specifically tailored to you.
Have you ever gone to McDonald’s and created your own burger? This is kind of like that! You get to tell us what you want, and you only pay for what you need.

Debonair Property Management’s Policy on Rent Arrears
At Debonair Property Management, we’re investors like you’re investors. We believe in treating every one of our Geelong properties as an asset, and protecting people’s most precious investments – your property – is our priority.
That’s why at Debonair Property Management we have a zero tolerance policy on rent arrears.
That’s right.
Zero tolerance.
Do rent arrears happen that often? Actually, no, thanks to our careful renter qualification and screening processes. We take the time up front so that there’s minimal unnecessary downtime later.
If, however, a renter does end up falling up behind, we work with them to explore all possible methods to get payment to us.
If rent is not paid when it’s due, we first send a SMS text notification within 3 days.
By the end of 5 days, the renter receives a phone call, a letter or a personal visit.
If they’re up to 12 days late, they receive another phone call, letter or personal visit.
At 15 days? The Termination Notice is issued, and eviction follows if the problem isn’t remedied.
Sometimes renters end up consistently falling behind by a couple of days without getting to the termination notice stage. When that happens, at the end of their lease, we will usually advise you to not renew the lease.

The Process: Signing Up With Debonair Property Management to Finding a Renter
Once you’ve appointed Debonair Property Management to manage your Geelong investment, we’ll immediately begin searching for your ideal renter using a tried and proven marketing mix, including our own exclusive platinum priority database of renters and working with corporate relocation agents who meet our exacting criteria.
We’ll make sure your property looks its best before we get your property photographed and on all the top websites prospective renters search for Geelong properties.
Every potential renter receives one-on-one service. We personally escort them through your property, carefully listening to what they’re saying they’re looking for to see if they really are a right match for your property. We also conduct open houses, as well as make ourselves available for private viewings after hours and on weekends.
Once a potential renter is interested, we require the completion of a detailed tenancy application form. That form, where we require current and past employment and rental history, is thoroughly checked by our Senior Property Manager.
We also screen every potential renter by completing detailed referencing checks and using the National Tenancy Database, which provides a past rental, bank and credit histories on every prospect.
After we’ve done our due diligence, we deliver all that information to you for your final approval.
If you say yes to the renter, an agreement is filled out!

How We Perform Routine Inspections at Debonair Property Management
Your Geelong property is a valuable asset, and we want to protect that asset.
One of the ways we do that is through our routine inspections.
Our first inspection begins when we have a new renter. We walk through the entire property, taking a full set of colour photographs showing the interior and exterior condition of your property.
This report helps us ensure your property is in the same condition at the end of the tenancy before any bond is released.
We also conduct 6 monthly property inspections, as well as regular drive-by inspections.
What are we looking for?
We want to make sure the renter is looking after your investment properly. We will take photos of any issues we spot, and will prepare a basic report (including any routine maintenance we identify) to provide you as an update.
And if we spot something that looks serious, we’ll recommend that you contact a professional for a closer look. Think of us as your general practitioner – if we see the need for particular specialist, we’ll let them make the final diagnosis!
